The Fairfax Court development in Southampton represents a significant residential asset for Southampton City Council, comprising 10 properties requiring comprehensive roof renewal. Located in the SO19 postcode area, this council housing estate demanded a robust roofing solution that would provide long-term performance and value for the local authority. The project addressed aging roof structures across the entire block, ensuring continued weather protection for residents while meeting the council's asset management objectives.
The commission encompassed complete roof renewal works across 306m² of pitched roof area, with the project requiring careful coordination around occupied residential properties. The scope included full roof covering replacement, structural timber work, and installation of modern breather membrane systems. Access constraints typical of residential developments required methodical planning to minimise disruption to tenants while maintaining safe working conditions throughout the programme.
Southern Projects specified SIG Roofing's integrated system approach, centred on Russell Building Products' Double Roman tiles in Peat Brown finish. The technical specification included SR timber battens, Permavent breathable membrane, and Russell Building Products ridge systems, creating a comprehensive weathering solution. This material selection aligned with the aesthetic requirements of the residential setting while providing the durability expected for social housing applications. The Russell Double Roman profile offers traditional appearance with modern manufacturing standards, suitable for the pitched roof geometry across all 10 properties.
Delivery was managed through SIG Trading Limited's established supply chain, with multiple material deliveries coordinated throughout January to March 2025. The installation programme required systematic approach across the 10-property block, with works progressing to minimise scaffold duration and weather exposure. Quality control focused on ensuring proper tile alignment, secure fixing, and effective integration of the breather membrane system to prevent moisture ingress.
The completed installation achieved full weather protection across the 306m² roof area, backed by SIG Roofing's ONE Warranty certificate CERT10720. This comprehensive warranty runs from April 2025 to April 2040, providing Southampton City Council with 15 years of coverage against manufacturing defects and water ingress. The warranty encompasses all major roof components including tiles, ridges, battens, and breathable membrane, offering the council long-term asset protection. Material supply was completed through SIG invoice 60150497, establishing full traceability for warranty claims and future maintenance planning.
