Rozel Court in Southampton comprises a 124-flat residential development requiring comprehensive roof renewal across two distinct blocks. The existing concrete deck structure needed a robust overlay solution to provide long-term waterproofing and improved thermal efficiency for this multi-occupancy residential estate in the SO16 postcode area.

Southern Projects was commissioned to deliver a complete flat roof overlay system while maintaining full occupancy of the residential units below. The works required careful coordination with tenants, restricted working hours (08:00-16:00 weekdays, 08:00-14:00 Saturdays), and comprehensive exclusion zones to minimise disruption. Safe2Torch protocols were implemented throughout, with wind speed monitoring using anemometers and work suspension when speeds exceeded 28mph.

The technical solution centred on the Soprema Sopralene waterproofing system, installed by Southern Projects as an approved contractor. The build-up comprised Sopradere Quick primer, Sopravap Eva35 air and vapour control layer, Efyos Blue A insulation, and a two-layer waterproofing membrane system. The first layer utilised Soprastick Venti FF self-adhered bonding, topped with Sopralene Flam 250 AF torch-on capsheet in black slate finish.

Installation progressed systematically across both blocks using scaffold access and hoist systems for material handling. All torch-on work followed NFRC Safe2Torch guidelines, with comprehensive RAMS covering working at height, material handling, and tenant liaison protocols. The existing roof substrate was surveyed and prepared to BS 6229:2025 standards before overlay installation commenced.

The completed installation achieved the target U-value of 0.15W/m²K and carries BBA Certificate 95/3098 accreditation. Final inspections confirmed all snags addressed, with handover completed to Trident Maintenance Services and sign-off documented for both block phases. The Soprema system provides 25-year warranty coverage, offering long-term performance assurance for the residential estate.
