Project Overview
Fernside Close was a phased pitched-roof renewal across two residential blocks in Southampton, covering properties 1-18 and 19-36. The formal project records identify Trident Maintenance Services Ltd as the main or principal contractor, with Southern Projects Ltd preparing the roofing RAMS and appointing scaffold access for the works.
The documented scope centred on removing existing roof tiles, membrane and battens and replacing them with new roofing materials. The purchase order also records chimney repointing, cleaning fascia and downpipes, and unblocking downpipes across both work phases.
Working Around Residents
The RAMS set out a resident-aware working method, including exclusion zones to be agreed with affected tenants and neighbouring residents. Working hours were limited to 08:00-16:00 Monday to Friday, with no weekend works permitted.
Materials were to be moved by hoist on the scaffold, including tile hanging materials. For the 19-36 phase, the material schedule specifically notes limited site space and instructs that tiles and ridge materials should be called off as needed rather than delivered in the first drop.
Survey-Led Risk Management

These surveys identified asbestos cement soffits externally and recommended removal under controlled conditions, with no high material-assessment-score asbestos containing materials recorded.
Southern Projects' RAMS required asbestos reports to be reviewed before works started. Where asbestos containing material was found, the method statement required removal by authorised, licensed contractors arranged by Trident Maintenance Services Ltd before the roof works proceeded.
Roofing Specification
The material schedules identify Sandtoft Lindum brown tiles as the principal roof covering, with Permavent ridge kits and graphite breather membrane, SRT premium roofing battens, FIX-R fascia ventilation and eaves protection, loft insulation, lead slates, soil pipe accessories, mortar and hip irons.
The chimney-related scope included confirmation of whether chimneys were to be removed or repaired, with repairs described as pointing, leadwork and flaunching. The RAMS also required Gas Safe isolation and recommissioning where exposed gas flue pipes were affected.
Completion And Handover
The 1-18 phase was signed off on 13 February 2026 and the 19-36 phase on 13 March 2026. In both project reports, the inspector recorded that final inspection had been completed and all snags had been addressed.
