Armstrong Court comprises three residential blocks (1-8, 9-18, and 19-26) in Southampton SO16 8GG, requiring comprehensive pitched roof refurbishment to address deteriorating roof coverings and underlying membrane systems. The 26-property development presented typical challenges of occupied residential buildings, requiring careful coordination with tenants and robust exclusion zones to maintain safety throughout the works.

The scope encompassed complete strip-off and replacement of existing roof tiles, membrane and slats across all three blocks. Working constraints included strict wind speed monitoring with work aborted above 28mph, limited working hours from 08:00-16:00 Monday to Friday to minimise disruption to residents, and potential asbestos concerns requiring pre-commencement surveys and licensed removal where detected.

The technical specification centred on Russell Double Roman Tile in Peat colour Brown with 75mm headlap, installed over Premium Gold Treated Batten (50mm x 25mm) and Permavent Graphite Breather Membrane. The roof structure incorporated TR26 grade timbers with trusses spaced at maximum 600mm centres, designed for 30° pitch and wind loads up to 827 N/m². TIL-R Universal Dry Fix Ridge systems provided weathertight ridge detailing without traditional mortar bedding.

Delivery was phased by block to manage scaffold requirements and minimise simultaneous disruption. Spurway Scaffolding provided temporary roof cover and material hoisting capability, with mandatory 7-day inspections throughout the extended programme. Materials were lifted via scaffold hoist systems, with waste removal coordinated through designated skip locations to avoid disruption to adjacent properties and vehicle access.

The works incorporated robust safety protocols including competency verification for all operatives working at height, continuous wind speed monitoring using anemometers, and coordinated asbestos management procedures. Refined Waste Management handled debris removal including half roof clearance for Block 9-18 and gable end demolition materials, ensuring efficient site logistics throughout the multi-phase programme.

Completed refurbishment delivered renewed weather-tight roof coverings across all 26 properties. The Russell tile specification, Permavent breather membrane, treated battens and dry-fix ridge detailing provide a durable pitched roof system suited to Southampton's coastal exposure conditions, while reducing reliance on traditional mortar bedding at ridge level.
