Multi-storey council housing on Redbridge Hill (SO16) needed full strip-and-replace roof renewals while homes stayed occupied. Southern Projects delivered a coordinated programme across the phased blocks — upgrading weathering, insulation, and thermal performance with Soprema and Redland systems, managed alongside asbestos surveys, scaffold logistics, and strict wind and working-hours controls.
Scope & phasing
Works covered complete removal and replacement of existing coverings and battens across the programmed blocks (including properties in the 206–226 range), with waste routed via hoists and chutes to minimise disruption. Pre-start asbestos surveys and licensed removal were sequenced before stripping where the building age demanded it. Scaffold access, resident safety, and emergency service routes were maintained throughout.
Technical build-up
- Target envelope performance: 0.14 W/(m²K) U-value achieved with the specified build-up.
- New Redland 49 tiles (brown) at 75 mm headlap on Premium Gold treated battens, with Permavent breather membrane for vapour control.
- Soprema waterproofing line-up including Sopradere Quick, Sopravap EVA 35, Sopratherm G insulation, Soprabond 525, Sopralene Flam 180 TF / 250 AF, and Soprastick Venti FF as programme of record.
- Insulation layers to specification: 100 mm loft insulation and 80 mm Efyos Blue A where specified — combined depth where detailed on drawings.
Safe delivery on site
Delivery followed documented RAMS: weekday working typically 08:00–16:00, with anemometer checks and work suspended when wind speeds exceeded safe thresholds (e.g. 28 mph). Hoisting, edge protection, and clear communication with residents kept the programme predictable block-to-block.
Materials were sourced through established Soprema supply chains so system compatibility and manufacturer warranty coverage could be traced end-to-end.
The completed roofs delivered the specified thermal target and renewed weathering integrity for the blocks in scope, with phasing typically in the region of one to two weeks per property grouping — coordinated around occupied residential use.
